Title: Miking a piano and getting maximum volume.

Currently I am micing our grand piano with a shure boundary mic. the tone sounds amazing but i have to push the volume really high so it picks up a lot of outside noise and lately has a slight buzz. i have the gain kicked up very high. any ideas on how to mic it differently or how to boost my volume?
