Your link appears to be personal. But I would love to see it.

Some insulation, a big ramp and/or dock, and a 1PH to 3PH converter and that place looks great.

Scott that place looks amazing. As I'm looking for FT work in marketing/sales, realizing that we will do better and our dollars will go way further outside of LA. The idea of having a big garage/shop or even a basement is only a dream here...

For years my dream property was a warehouse with attached apartment like these in Las Vegas

Floor plans of units - http://loftworkslv.com/docs/LoftWorksFloorplans.pdf

Sadly, my wife didn’t think living in a commercial area would be cool, and there were no bedrooms for kids and no yard for the dogs or a pool. Oh well, my current commute is almost as good.

That is amazing Craig, excellent concept.  I think that would be lacking in the spousal acceptance factor though.  If I was single what an amazing lifestyle, for a workaholic!

Have you checked with your municipality?
Does your zoning even allow such a structure?
You'll probably have restrictions on how close to property line, and existing structures too.
Measure twice, cut once...  8)
Chris.

Sometimes I find the need to drive to get materials for a project annoying-but you guys really make me appreciate where I live.  Planning on starting a 35' X 45' shop n the next two weeks-I have exactly one permit required-a state electrical permit, which is easy since I'm a licensed electrical contractor. I'm actually on the county Zoning Board of Adjustment, but the last time we met was 5 or maybe 6 or 7?  years ago.  I did make one adjustment to give me a comfortable buffer so that I know I am not going across the property line.

The cvomment on fiber re enforced concrete surprised me.  At my day job, we had a contractor try to beg off fiber offering to use extra re-bar in its stead.  When I did some research asking other concrete contractors, eliminating the fiber would have saved him thousands of dollars -even after adding the extra re-bar.  In my mind, fiber is a cost upgrade so asking if it is "good enough" seemed curious?

Fiber reinforcement *may* be better at shrinkage crack control, but does not provide the tensile strength of steel rebar in slabs.  In a warehouse situation, subject to heavy loading, no substitute for bottom steel, IMHO.
