Obey 40 Chase problems

Has anyone had an Obey 40 that downright refuses to delete, edit or modify a chase? I've tried wiping all chases, doing individual ones and just about everything to no avail.

Are there default chases on the board. Until now I've never used the feature and there were already six of them on there...all refusing to delete.
